A recent survey of buyer demands indicated the following characteristics  are particularly important in purchase decisions:

1.  Central Air
2.  Stall Shower
3.  Oversize garage

Getting your home ready for showings.

Kitchen:

Clear all counter tops of anything that is not in use or not needed for daily use.

If you keep mail in your kitchen maybe make a drawer space that you can easily toss your mail into.

Refrigerator clear of all items and pictures.

Bathrooms:

Clear all counter tops of anything that is not in use or not needed for daily use.

Tops of toilets also need to be clear of misc. items

Take all medications and valuables out of your bathrooms, and store in containers that are easily accessible

to you. All towels should look fresh and clean for your showings, it is good to have an extra towel by the sink

just for you and your family use. Update hardware or replace if broken, loose, or missing.

Bedrooms:

All bedside items need to be tucked away, a good way is to have small container place items in it.( Remotes, books, pills, jewelry, ect. ) Place under bed so it is easily accessible and able to quickly tuck away if in a hurry.

Dressers need to be clear as well . NEVER leave anything out of value.

Closets:

Everyone wants to see the closet they possibly be buying. So yes they will look. (they either say look at all their stuff or wow look at how much room is in the closet)

Remove and pack up all out of season items. Clothes, hats, shoes, suits, dresses that are not in use.

If at all possible have all hangers match, it gives an organizational look which appeals to the eye.

Kids toys and items:

Pack up what they do not play with or use anymore.

Containerize what they do use so they are able to get to them easily and when a showing pops up

you are quickly able to put away. (Wicker baskets, tuck and fold also work well)

Think of pre- packing your home for your new move. Try to remove all items in your home that you are

not using.  Getting outside storage during this transition time is almost always easier. It frees your home

of the excess items and gives your home a feeling of ample storage. (Closets and cabinets that have

minimal items looks more open and spacious. ) After your homes sells your move can go quickly and easily.

Bonus is that you already packed ½ your house.

Helpful Tips for your Showings:

Turn on lights for showings. (if you are not gone all day)

Fresh wipe down of all counter tops and surfaces.

Pull blinds up and open curtains everyday that way your home is show ready at all times

Top 10 New Kitchen Trends in 2010

More and more homeowners are remodeling and making the most of their space with these top 10 hot trends in the kitchen.

  1. Kitchens are now featuring a “family room” feel with more seating and dining areas.
  2. The most popular color choice for cabinets was white. It works well with almost any architectural style – traditional to contemporary.
  3. Stainless steel appliances are still a big hit, especially the fingerprint-resistant steel finish.
  4. More and more kitchens are featuring custom additions such as pizza-making stations, coffee bars and wine-tasting nooks.
  5. Walk-in pantries are popular for families and allow for ample storage of surplus items and bulk purchase like paper towels and canned goods.
  6. Tech-savvy kitchens are featuring more electronics, like wall-mounted televisions and built-in sound systems.
  7. Eco-friendly kitchens boost water-conserving faucets, energy start appliances and eco-friend cabinetry.
  8. Built-in appliances that look more like cabinets are popping up across the country.
  9. Lighting can convert from well-lit workspace to dimly lit formal dinner with the flip of a switch. Recessed lighting combined with chandeliers will do the trick.
  10. A save-and-splurge mentality helps keep remodelers on budget. Choose to splurge on appliances instead of countertops or a built-in wine rack instead of a porcelain sink.
